Helping you find the property

Please review the listings in the various neighbourhoods (go to the navigation on the side bar to Downtown Suites Listings and selct your neighbourhood) and send us the address by email, and we will either arrange an appointment to view or provide you with more information.

If you particularly want a certain price range and an area which does not have anything currently available that interests you, we will put you on our automated emailing list with your particular criteria. Momentarily after listings are put up by the Real Estate Board that match you r needs, they will be delivered to you by email so you will be amongst the first to know and can take appropriate action.

You make money when you buy! At Downtown Suites, we have more than 30 years of experience in this market. In addition, Nicholas has his Appraisal Diploma from the Univerisity of BC Urban land Economics program. We will do a thorough market analysis for you of the property you are interested in, including recent sales and listings which will give you confidence that you will be offering and puchasing or selling at the right price.

"Throughout my career in real estate since 1978, prices have gradually risen. You can see that values are close to 10x those of 30 years ago. There have always been boom and bust years and some plateaus too while we endured huge demand beyond inventory levels and 20+% interest rates. Currently, we are seeing a slight market correction from some of the double digit inflation of the last few years but with our booming economy and being one of the best and safest places in the world to live I have every confidence the next 30 years will be similar to what we have seen here. History does repeat itself! As the market repositions there will be some incredible opportunities, make sure you have registered with us and we will do our best to find the best property for you.

Downtown Suites realtors work on a commission basis - no service fees. Commissions are only received on the successful completion of a sale. This commission comes from the transaction; there is no charge to you the Buyer.

Working solely for you...

When you choose Downtown Suites as your agent, we will act solely on your behalf and have a legal obligation to uphold the integrity of you, the client, while protecting and promoting your interests. There is no charge for this service, as these fees come from the proceeds of the sales transaction.

In order to protect your interests and safeguard them by law, we will send you a Buyers Agency Agreement and the Working with a Realotr pamphlet (mandatory from the Real Estate Council of BC, which outlines our repsonsibilites to protect your interests) we will need these both approved by you before we can proceed so as you fully understand each of our responsibilities.

We will commit to:

  • Protecting your negotiating position at all times.
  • Providing undivided loyalty and keeping all your information confidential.
  • Adhering to a strict code of ethics and a high standard of practice.
  • Exercising reasonable care and skill in performing all assigned duties.
  • Being accountable for all money and property placed in our trust account while acting for you.

Services

  • Preliminary consultation in person or by telephone/e-mail
  • Target type and amount of investment
  • Show or email listings that match your requirements
  • Search the Real Estate Board database daily for your requirements, and e-mail an update of listings as they become available
  • Prepare a comparative market analysis and advise you on the true value of the proposed investment
  • Negotiate the sales contract; explain the whole legal process and what you are committing to
  • Hold deposit monies in trust with Downtown Suites Ltd.
  • Help you to make arrangements with other professionals, i.e. Building Inspectors, Lawyers, Accountants, etc., to complete your due diligence
  • Follow up with all parties to the transaction to ensure that they each fulfill their obligations
  • Put a tenant in place if necessary
  • Manage the property (see Property Management)
